Adrian: Hello guys and welcome to FloridaHomeWorthCalculator website. This is a new service that we are offering to our customers and it's actually very, very simple and very, very nice. What you need to do, you just need to put your name, your address, e-mail and phone number, and you will get an e-mail exactly like this one, in which is… kind of like the introductory e-mail, and when clicking on this button “more about your home value”, you will go and you will see this screen that is actually composed of four screens. You will see a lot of things about your property, and I will let Alina explain to you what it is about.

Alina: The idea is that you'll find here information about the property. Information that are public or information, because everything is public information here, but people are not used to find them because some of them are from the county records, some are from county property appraisal or property taxes. So for instance here you can have the information for this property, that we have as an example, you can have information about the value, the estimated value. Of course, this is an automatic estimated value, so it's not something that was done by, you know, by somebody looking around, but was done by this this model and it's giving you at least an idea about how much the value (can be) the value of the property is. And then you will have the equity for instance, again for this, for this property, what is the estimated equity, what is the mortgage balance you have also here or if you are scrolling down a little bit, you will find information about other properties that are on the market in that area. If we are going on the other tab, the “Details” tab, you can find there information that are extracted from the appraiser website. OK, this is on Hillsborough, but doesn't matter Hillsborough, or Pasco, or Pinellas, whatever it is, their information will appear here. About the neighborhood - the third tab that is up there, it's about the neighborhood and also you will find in that area what are the properties available; you will have the new listings, what was sold, what is for rent, auctions, etc. And you can select, you have there some...

.. that you can choose from, to see what is available again around the property that you have. And also you will have the fourth one (tab) – you will have the “Trends” for the ZIP code where the property is. So, we'll not have for, I don't know, for the street or for city, you'll have for that specific zip code that you have. It's something ... is a tool that allows you to have an idea whenever you want to sell your house, for instance, because you know where, theoretically, your house is located. Why I'm saying theoretically, because. It's not only this. Whenever, for instance, we are coming to your place and we want to talk about the value of your house, actually, we are looking more than only this, but (at this moment) this is for you to see exactly -  to see, not exactly - to see, to have an idea about how much your house is worth.

Adrian: As Alina told you, it's a good, starting point. And I want to stress one thing and one thing only. This value, this model is offered by Core Logic. In this world of automatic value models, there are a lot of actors. We found that Core Logic is one of the most accurate. Why? Because they are the same company that owns a lot of MLS's, the multiple listing systems, here in the United States, and they have accurate data. And as you can see here, it says accuracy “excellent”. You will see maybe for your property or your properties that in some cases the value is not as good as excellent,  so the level of accuracy can be different. But if you're comparing this model with Zillow, with even HomeBot, with other models that are on the market, we found that this one is probably one of the most accurate. One thing that must be added, is that it will allow you to follow more than one property, so if you want you can add the second, the third, the fourth property. If you're, I don't know, eyeing, or looking around and you're interested in a certain property, that you want, maybe to buy, you can very easily type in the address; the system will look it up for you, and you have actually the opportunity to get an e-mail either, I think, at every two weeks, at every three weeks, or at every four weeks, an e-mail with the updated value. It's free for you, it's a free system that we are offering at no cost to you so, just type in your name, your e-mail address, your phone number, and the address maybe of the first property that you want to add, and the system will give you, as soon as it can, all the information, this report compiled and it will send you whenever you want.
